What's Your Best Rate?

Have you ever asked that before? Here's a Sample Rate Sheet from August, 2007 showing all the various adjustments, that if they apply, must be calculated, prior to establishing a rate.

Today, there are even more adjustments to apply. The Mortgage Industry has changed enormously. Fannie Mae and Freddie Mac have raised their credit score requirements, but with credit scores in the upper 600s you can still qualify for loans with 5% to 10% down carrying reasonable rates and fees.

With FHA loans you can still put 3% down (3.5% after 1/1/2009). FHA's credit standards are more generous and forgiving.

There is no shortage of money available for home mortgages, because most of the American Mortgage Market effectively has been Federalized, at least for the time being. Although, loan terms and credit underwriting standards have tightened up.

Now, Full Documentation (FD) is the norm. Super Jumbo loans, Alt-A loans, like Stated Income Verified Assets (SIVA) and Stated Income Stated Assets (SISA) are still available, with higher rates and fees, lower loan-to-value (LTV) and higher credit requirements, than what was required in the past. 

Almost all appraisals are reviewed. LTV, and even the ability to get a loan, is now being determined by county and in certain counties by zip code. We have Depreciating Markets, Moderately Depreciating Markets, Significantly Depreciating Markets, Highly Depreciating Markets and Depreciating Markets Dropped.

Nationwide, within the past year, closing costs have increased 14%. Rates, are slowly rising daily. Although, Conforming Loan Amounts are still at historic lows!

 Jumbo Loans, within the Stimulus Bill Regional Loan Limits expire at the end of this year. Rates are very low, compared to prior jumbo loans within the Stimulus Bill Limits!  In Orange County and several other areas in California the Stimulus Bill limit is $729,750 on a single family residence (SFR). These loans must fund no later than 12/15/2008!

Beginning 1/1/2010, the new GSE loan limit for a SFR in Orange County is estimated to be $625,500. These are the Estimated Loan Limits which will replace the higher Stimulus Bill loan limits that are currently in effect.
