Congratulations on your decision to buy a new home!
 
There are many important things to consider throughout the process, especially if you're a first-time home buyer. Here's some information that will keep you on track.

In General....

A home purchase may be your largest financial transaction to date, so it's important to make the right decisions and to keep an eye on the details. With the assistance of your Realtor® or Real Estate Agent and Us, it should be a comfortable, pleasant and totally transparent home buying experience.

Count On Your Realtor® or Real Estate Agent To....

  1. Preview available homes to weed out those that are overpriced, or undesirable in some other way.
  2. Present the homes that suit your needs as you've defined them.
  3. Help you determine the difference between a "good buy" and a property which, because of its nature (neighborhood, market appeal, etc.), might have to be discounted if you decide to sell in the future.
  4. Negotiate the best deal for you. With your Pre-Approval Letter from us in hand, your Realtor® or Real Estate Agent will be able to document that you are a qualified and capable borrower. This will strongly influence the Seller and Seller's Agent, which may make the difference between the Seller accepting your offer or that of another buyer, even when your offer may be LOWER! Also, the less Contingencies you have upon sale, the better chances you have of your offer being accepted.

Count On Us To....

  1. Assist you in selecting the best loan to meet your personal situation and goals. (This single decision can save you thousands of dollars throughout the years!)
  2. Provide all details and fees upFront with total transparency including the lender's wholesale rate sheet for determining when to lock-in your rate.
  3. Keep you informed of your loan status throughout the entire loan process.
  4. Protect your privacy with Ellie Mae's Secure Website Document Handling and storage on Ellie Mae's Secure Servers for the required three years of archive.
  5. Keep your Realtor® or Real Estate Agent informed of our loan progress (Note: your personal information is always kept confidential between you and us; only your loan progress is shared). 
We Do Not Originate Loans on Short Sale or In-Foreclosure Property....
 
The only Distressed Property Purchase Loans we originate is on REO Property (Bank Owned). If you want to purchase a Distressed Property only seek out REO Property. You'll enjoy a much faster closing with far less time, money and aggravation.
 
The reason we don't originate loans on Short Sales or In-Foreclosure Transactions is most lenders are limiting the amount of Rate Lock Extensions and Appraisals are only acceptable up to 90 Days from Date of Appraisal. The Excessive Amount of Time, Amount of Rate Lock Extensions and Updated Appraisals are costly. Especially, when in the end, your offer may fall out. Most of these transactions never get funded. They are not worth the time and effort, for you or for us.

Count On Yourself To....

  1. Keep all parties in your transaction informed of any questions or concerns as they develop.
  2. Keep the process moving by providing documentation and decisions as soon as reasonably possible. By doing so, many of the details are taken care of early in the process so you can comfortably concentrate on any last-minute details or events that require your attention.
  3. Enjoy purchasing your home, but do remain objective throughout. Make the business decisions that are best for you.
  4. Make sure you are Pre-Approved as early as possible. This will put the power of financing behind you so you can concentrate on selecting your home.
