Full Documentation requires the following for Loan Processing to prepare your loan package for Lender Underwriting

Items Needed When Applicable

• Completed On-line Mortgage Loan Application
• Each of the following items to be sent separately to 800 Fax Number under your Bar-Coded Fax Cover Sheet (supplied by us)
• Copies of signed Mortgage Disclosures
• Copy of your Social Security Card
• Copy of your Drivers License or DMV ID Card
• Foreign Nationals: Copy of VISA (Front & Back)
• Employed: Copy of Last year's W2/1099 and Last 30 day Pay Stubs
• Self-Employed: Copies of Business Federal Tax Returns (all schedules) for the last two years; Copy of YTD P&L; Copy of Business License 
• Those who have 25% or greater interest in a business; employed by family members; are paid commissions; receive variable income; reported 1099 income; own rental property. Must complete Form 1084 or provide last two years Individual Federal Tax Returns
• Copy of Bank Statements for the last two months
• Copy of Investment Account Statements for the last two months  
• Copy of Retirement Account Statements for the last two months  
• Renters: Verification of Rental History. Copy of last 12 canceled checks or Verification of Rent Document signed by Rental Management Company
• Copy of Home Insurance Policy (coverage information page)
• Copy of Home Mortgage Coupon (latest statement)  
• Home Owners Association Certification (Condo/PUD)
• Last three "Home Items" above on All Income Property owned
• Copy of Income Property Income Insurance Policy (coverage information page) on all Income Properties owned if Income is to be declared in your Debt-to-Income ratios (new requirement)
