All Borrowers. 
  1. Copies of Social Security Card & Drivers License / DMV Identification Card
  2. Copies of Documentation of Student Loan Deferment
  3. Previous Bankruptcy: Copies of Petition for Bankruptcy & Discharge
  4. Divorced: Copy of Divorce Decree
  5. Married since last Federal Income Tax Return: Copy of Marriage License

Relocation.

  1. Copy of Agreement if move is financed by employer: Buyout Agreement & Documentation outlining company paid closing costs / benefits

Gift Money.

  1. Copy of Gift Letter
  2. Copy of Wire for Transfered Funds
  3. Copy of Bank Statement from Source of Funds Account
  4. Copy of Bank Statement of Receipt of Funds Account 
Resident Alien & Non-Resident Alien.
  1. Copy of Visa (front & back)

Passive Income.

  1. Documentation supporting monies received from Alimony, Child Support, Permanent Disability, Social Security, Pension, or Retirement Trust Income. Please provide copies of direct deposit statements, award letter with evidence that this income will continue for at least three years
Employment.
  1. Employed: Copies of W-2’s / 1099’s for last two years
  2. Employed: Copies of Paycheck Stubs for most recent 30 days
  3. Employed: Copies of last two years Individual Federal Tax Returns if commissioned or bonus income is 25% or more than base income
  4. Employed: Employment history for last two years (Please explain any gaps in employment)
  5. Self-employed: Copies of last two years Federal Tax Returns (Business / Corporation all Schedules including K-1’s)
  6. Self-employed & 1099 employees: Copy of Form 1084 Cash Flow Analysis / Last two years Individual Federal Tax Returns / Form 1088
  7. Self-employed & 1099: Copy of Current Profit & Loss Statement with Balance Sheet
  8. Self-employed: Copy of Corporate/Partnership Federal Tax Returns for last two years if owning 25% or more of the company – copies of W2’s / 1099’s
Banking & Assets.
  1. Copies of Checking & Savings Account Statements for last three months
  2. Copies of most recent Quarterly or Semi-Annual Statements for IRA’s, CD’s, money market funds, stocks, profit sharing, etc.
Residency.
  1. Rental History last two years: Include name, address, phone number of rental management company and/or landlord
  2. Renter: Copy of Verification of Rent for last 12 months from Rental Management Company or copies of last 12 monthly rental checks (front & back)
  3. Home Owner: Copies of all most recent Mortgage Coupons and/or Statements
  4. Paid Off Mortgage(s) in last two years: Copy of the HUD-1 (if sold) or Copy of Substitution of Trustee & Full Reconveyance Document (Include property address if not on document)
Purchase Transaction.
  1. Copy of Ratified Purchase Agreement & Counter-Offer Addendum's
  2. Copy of Canceled Earnest Money Deposit Check & Corresponding Bank Statement
  3. Assets: Down-Payment, Closing Costs & Liquid Reserves must be documented by a “paper-trail” of evidence of origin
  4. Home Owners Association Certification (Condo or PUD)
Refinance Transaction. 
  1. Copy of Homeowners Insurance & Flood Insurance Declaration Page & Insurance Agency contact information
  2. Home Owners Association Certification (Condo or PUD)
Owners of Income Property.
Copies of the following on all Income Property Owned.
  1. Insurance Declaration Page for all Rental Insurance Policies and Rental Income Property Income Insurance Polices (a new 2010 requirement) with Insurance Agency contact information
  2. Copies of ALL most recent Mortgage Coupons or Statements
  3. Copy of all HUD-1's from Original Purchase Date & most recent HUD-1's if refinanced in past two years
  4. Copy of HUD-1 on Sold Properties in the past two years

Please Note. Documents with multiple pages must include all pages even if the information on them appears irrelevant. If page one states: 1 of 3, all 3 pages must be submitted.

This list includes documentation required for most types of residential loans.

When we receive your loan application we'll let you know what documentation is required for your loan package.
