Currently, investors typically require borrowers to have a minimum of 40% equity in the subject property. Or, Cross-Collateralize other Borrower Owned Real Estate to provide sufficient collateral assurance. Trust Deed Investors offer an alternative to strict and narrow traditional lending. Thereby, eliminating most of the usual mortgage underwriting guidelines.

Investors base their decisions on the unencumbered property value, its marketability, borrower's exit strategy and ability to repay. All property types considered. They usually do not take into consideration the borrower’s credit, debt to income, amount of properties owned, citizenship or visa status.

These loans require higher points with a higher interest rate. The simple reason is they assume a higher risk to the investor. Most of these loans are for a short term. The primary purpose for this type of loan is for a temporary solution, leading the way for borrowers to open doors for a more permanent financial solution. Rates depend on the perceived level of risk.

Borrower's investment packages are presented to our investors after we have a full presentation package to offer and are prepared to open escrow. Funding is fast. It usually takes about one week for us to prepare your presentation package to present to our investors. Presentation packages may fund within two to three weeks of presentation.
