TODAY'S MORTGAGE MARKET

The last few years have been really tough in our Industry. Especially, in the jumbo market. Where available, the jumbo product became more "vanilla" and "commoditized," versus borrower's needing consultative expertise to receive the best product for them. We became entirely dependent on a few slow moving, inflexible big banks, with very few products to choose from.

We're happy to see that the market is heading back to where it was prior to mid 2007. Our Jumbo Lenders are even becoming reluctant to sell their loans to the secondary market because they enjoy the yield on these non-conforming loans. Many of which have down payments of 25% or more, which is in sharp contrast to the conforming market.

Once again, with the flexibility of more multiple product choices becoming available, allows for our consultative expertise to custom tailor a larger variety of products for all loan amounts, to help self-employed borrower's and others with special needs, that close on time, without any major problems.
